Moneymaking How to cash check...? HELP...

Hi I received a settlement check from T-Mobile that was paid to the tenant who lived here before me ....it is only for a couple hundred dollars, but my question is how can I get the check cashed asap since the person probably does not even know they were receiving this check....also I feel like the account and routing number on the check could hit for some good 💸💸 but I really do not know how I could use the account and routing number...Any help would be appreciated and I can definitely show my appreciation with a little tip for your time and help if I am able to cash the check, etc...
